Помогите, пожалуйста, перевести "темпы... увеличиваются"

Контекст - Темпы жилищного строительства и развития ипотечного кредитования увеличиваются, однако они еще не могут решить проблему доступного и комфортного жилья.

Фраза звучит в первом предложении статьи, а также в заголовке. Я думала написать просто

The pace of housing construction and mortgage lending development is growing

Но, возможно, есть более удачные варианты.
