English to Spanish Law/Patents Law: Contract(s)

Es un acuerdo de partes donde se pone de manifiesto que no hay contrato de alquiler mientras no haya contrato firmado.
Para "negotiated" estoy usando "negociado", pero no sé si es correcto o s se usa algún otro término. ¡Gracias!

[NAME OF THE COUNTER-PARTY] explicitly represents that it is hereby informed that the organs that can execute binding deeds (including the negotiated lease agreement) in the name of XXX are: (...)

Both parties agree that according to applicable law, the agreement on the space (asset) and rent (price) will only occur when the negotiated lease agreement is actually signed (...)

Both parties hereby agree that all elements of a negotiated lease agreement are essential for them, and as such, based on applicable law, there is no secondary element in the negotiated lease agreement.
