what I do not understand I compared 3-4 document from the land registries of different countries. I expected he is entered as the Buyer and we cannot understand why he is entered as "SUJEITO(S) ATIVO(S):" - the most important to clarify is that taxable person equals to the Buyer? So is that equals to the new owner or not?

Not clear if this is referring to a donor-donee of a conveyance or of tax. Perhaps, in Hungarian, an active/giving vs. passive/receiving party will do the trick...

Then translate literally. The Land Registry itself may have got the parties the wrong way round - not unheard of.

unser the SUJEITO(S) ATIVO(S): is the name of the person who PURCHASED the land and below is, under the SUJEITO(S) PASSIVO(S): the name of a person who SOLD the land why the buyer is the transferor?
