Context:

Article 23 – CLAUSE RESOLUTOIRE

A défaut de paiement à son échéance exacte d’un seul terme de loyer ou de remboursement de frais, charges ou prestations qui en constituent l’accessoire, ou d’exécution de l’une ou l’autre des conditions du présent bail, et un mois après un commandement de payer ou *** d’exécuter resté sans effet ***, et contenant déclaration par le Bailleur de son intention d’user du bénéfice de la présente clause, le présent bail sera résilié de plein droit si bon semble au Bailleur, sans qu’il soit besoin de former une demande en justice. Dans le cas où le Preneur se refuserait à évacuer les lieux, son expulsion pourra avoir lieu sans délai sur une simple ordonnance de référé rendue par le Président du Tribunal de Grande Instance de …………

Parsing Your incorrect parsing is probably why you are finding this difficult, Chris. I have corrected your headword question, as the whole expression needs to be read together for it to make sense, as W/A has said.

It has to do with carrying out the conditions (clauses) of a given lease -- something along the lines of "within a delay of thirty days following a payment or obligation execution demand, such demand has not been complied with / met" -- it's late and I'm too tired to get this one written out properly. Will take a stab at it in the morning if nobody else has, which is unlikely. ;)
