would be my take on it. Maybe they first lease it to someone for six months like a probationary term and then renew it for a contract duration of 10 years?

Maybe this is a mistranslation from the original English - and it should really be "Weitervermietung" oder "Untervermietung", because otherwise the sentence does not seem to make much sense.
Since I live in NY, I know that apartment leases here are practically always for a term of 1 or 2 years.
Subletting is often illegal, but frequently done.
If my guess is right it would also explain the "unterstellt".
