description of property
as opposed to étage mansardé, in a description of property:
"un rez-de-chaussée, quatre étages carrés, un cinquième étage mansardé sur partie et carré pour le surplus, un sixième étage mansardé pour partie et un septième étage pour partie sous combles."
I have translated mansardé as "with a sloping ceiling" and sous combles as "under the eaves".
I presume "carré" means the ceiling is full height, but how would an estate agent/property developer say this?

I don't think you need to / can translate it, it is just a particular French way of expresing what we take for granted -- an 'ordinary' storey.
Watch out for those mansardé / sous combles: sous combles usually means 'attic', in the sense that the whole of the walls/ceiling of the rooms slopes (unless truncated by a false wall near the floor), whereas mansardé usually implies either what we think of as a mansard roof (2 different angles), or in any case, when applied to rooms/storeys, means that there is a section of vertical wall before the ceiling starts to slope. I have not found neatly equivalent terms to use in EN. I would be wary of 'sous combles' > under the eaves, as that could be slightly ambiguous (inasmuch as most people would think of the 'eaves' as the EXTERIOR part of the roof overhang).

: in the UK estate agents use the term "into eaves"... there can be a vertical bit of wall. Also FR "lambrissé"...
