Any suggestions for this term? I've found examination phase in my research but this doesn't seem to fit this context of a relationship between the two parties.

Examiner-examinee is not the literal translation of Prüfung but IMO fits the context.

It's a bit 'surprising' that no one so far has picked up on the point of privity (legal privity generally, of contract e.g. landlord and tenant vs. of estate e.g. with a subtenant who has no direct contract with the landlord/lady).
BTW, the Irish case from Dublin in the web ref. opens with the following, but I wonder whether it really is a privity of contract or 'contractual agreement' scenario: hence lc/ low confidence ->

It is clearly not an agreement!
We have translated many tenancy agreements. You find 'Mietvertrag' in the title and then 'Mietverhältnis' along the clauses of the contract. Tenancy is a fact when you have signed the tenancy agreement. It clearly refers to the legal relationship existing between the Landlord and the Tenant.
