share of total ownership
"Particular" simply means "this specific apartment", not "private".
I'd say something like
"The rights and obligations attaching to the apartment will apply pro rata, based on a 0.86% share of total ownership."
"Ownership" avoids the use of terms employed in specific parts of the world, like condominium (mainly US), commonhold (UK) and strata title, which I've never heard of but is apparently used in a few countries.

Spanish term (edited):
porcentaje de condominio particular
separate commonhold/strata-title percentage share
Perchance parse the phrase differently. A 'private' shared condo is a contradiction in terms.
Condominium is US Am vs. strata title in Can., Oz and NZ.
That apart, no need to keep claiming that commonhold is 'Anglo-Saxon' Common Law, esp. on the British Isles including Northern Ireland. Otherwise, it is *not* specific to E&W, as per one misguided g/hit.

Example sentence:
An Act to make provision about commonhold land and to amend the law about leasehold ... Wales, Scotland and Northern Ireland);
