Hello, this term is the headline of a document, so I do not have a lot of context. At the end of it, it states:
Should the tenant not exercise this option within the 4 week period, then the planning break falls away. It comes after stating the rules for planning application and a clause that says "Following receipt of the formal notification from the landlord, the tenant has a period of 4 weeks to serve a break notice, terminating the lease on 8 weeks notice"
I have no idea if it refers to a breach of application permits or is something completely different.

I'm trying to decipher in reverse:
- actioning the break notice means you can terminate the lease 8 weeks from then
- tenant has 4 weeks to exercise this break option
- the landlord sends formal notification of planning (works / construction / repairs / maybe something else)
So, I am going down the path of "after the landlord notifies you of planning some construction, you the tenant have 4 weeks to terminate your lease, and this termination will finish in 8 weeks' time".

Rescindir es mejor porque se acerca más a terminating.
Y lo de añadir "por fallo de" lo deja más claro cuál es el motivo.

No he encontrado ninguna frase similar en español, pero aquí un artículo que habla básicamente de lo mismo (que tiene 1 mes de notificar y luego 2 meses de parón hasta marcharse):
