sever /severance of the/ the joint tenancy
In Eng. law, a joint tenancy i.e. undivided ownership of fixed or unfixeda ssets can be split by bankruptcy, divorce or by inconsistent dealings with title.
Result: takes away the jus accrescendi or 'the right of survivorship' -> The property no longer accrues automatically on death - and OUTSIDE ANY WILL made - to the joint owner, but is split into a separate estate that can be disposed of/given away/ BY WILL.
'Severance of Joint Tenancy. Most couples own their home as "Joint Tenants", which means that each of them owns the whole of the property at the same time. ...'

Hum, hum! Joint tenancy v. tenancy-in-common are the fedual Eng. terms for FREEHOLD ownership. ABSOLUTE ownership is ULTIMATELY vested in the Crown i.e. the Queen who takes 'bona vacantia'/uninherited land. Pls re-read your history of Eng. land law!

Check out the explanation provided in the second link.
Also, http://www.courts.state.wi.us/forms/PR-1929.PDF (joint tenancy termination), but I like best the first one.
Good luck!

: "tenancy" e dreptul de folosinta al chiriasului (tenant); iesirea din indiviziune e stabilirea cotei concrete din DREPTUL DE PROPRIETATE
