Spanish term

un desempeño y patio cubierto

Spanish to English Tech/Engineering Construction / Civil Engineering desempeño
Les transcribo parte del texto:

...se compone de 6 habitaciones, 2 baños, una cocina, un desempeño y un patio cubierto.

Mi duda en este contexto es la palabra "desempeño".
Muchas gracias!

@ Noris Found a possible reference, but this is in the USA (not Argentina) and appears to be in a different context

Ah, thank you for your kind response. I am wondering in this case whether this term is something to even put in the glossary? I ask this as I certainly have not found anything to date in terms of references to back up your client's thinking and ultimate suggestion! What do you or other colleagues think? Is this even a glossary worthy entry without any substantiated references? Thoughts anyone? Regards.
Noris La Valle (asker) Dec 10, 2021:
Yes, Taña, I only wanted to make sure with the client if that was the use they gave to the word. And you were right! Thank you very much...
Taña Dalglish Dec 10, 2021:
@ Norris I am confused. What do you mean when you say you will use "escritorio" in this context when you clearly asked for Spanish to English (captioned heading)? An office in the house/study/office area - space/study is exactly what I proposed in the very 1st post of this discussion! I don't get you! Regards.
Noris La Valle (asker) Dec 10, 2021:
The client says:
"desempeño": in the uses of the times in which the house was described, they interpret the following: a sort of desk or office in the house, a place where one works....
So, I will use "escritorio" in this context.
Thanks to you all!

This is for Argentina

a toughie indeed and can you tell us which country this refers to? maybe Chile?
Noris La Valle (asker) Dec 9, 2021:
Very strange use indeed! Thanks for your comments and help, I will try to investigate a bit more...
philgoddard Dec 9, 2021:
I'm not saying that's the correct answer.
Taña Dalglish Dec 9, 2021:
Thanks Phil: Okay! I did not check on Reverso, but it is quite strange that there is mention of 6 bedrooms, 2 bathrooms, a kitchen and a covered patio, while a "dressing room" seems almost out of place when there is no mention of a living/dining room, eh? Oh well, it is what it is!
philgoddard Dec 9, 2021:
The sixth definition here has "desempeño-guardarropa" translated as "dressing room".

un desempeño y un patio cubierto.
A total guess and very strange use of the term "desempeño". However I wonder if it is referring to an "office area/home office/study/work space, or similar type of area", and a covered patio.

office area/home office/study/work space, and a covered patio

un desempeño y un patio cubierto.

A very strange use of the term "desempeño". However, my thinking was "work(ing) [desempeño], I concluded that an office area/home office/study/work space may be a possible solution.

I also found one reference relating to the USA, and not Argentina where there is mention of a "mesa de desempeno/sala de desempeño" (see discussion box for context).

Spanish term (edited): desempeño

study; study room, Arg.

.... y patio cubierto : and decked veranda / 'covered patio'.

> this assumes no discussion entrant is able or willing to post an answer to either part of the question that I now have split up to focus on the first problem word..

Someone else can post the dressing-room variety of desempeño-guardarropas or anything that rhymes therewith.
Example sentence:

VERANDA composite decking and railing offers the natural look of wood without the ongoing maintenance.
