This refers to the process of taking possession of a new building under a lease:

That's what it's called in the UK and has also hit me in the pocket, rather than in a parallel translation universe. Not sure about the USA.
A check-out inventory or, if need be, a Schedule of Dilpadiations vs. of Condition would come at the end of the tenancy.
Add the word report, unless included in the translation of 'procès-verbal contradictoire' so a mutual report vs. joint affidavit.

In fact, instead of "check-in" or "incoming", I would just get it down to basics!
"inventory of fixtures AT THE START OF THE LEASE" or "WHEN THE LESSEE TOOK POSSESSION OF THE BUILDING", to get all fancy and technical.
Now that couldn't be any clearer!!!
