There seems to be a difference between "bebaut" and "überbaut":
"Die Grundfläche eines Gebäudes ist jene Fläche, mit der ein Gebäude den Boden berührt. Deswegen wird häufig umgangssprachlich von „bebauter Fläche“ gesprochen (im Gegensatz zu „überbauter Fläche“, was auch Dachüberstände beinhaltet)." (Wikipedia)

Discussion
Grundsteuer bezahlt man auch für unbebaute Grundstücke, nicht nur für Immobilien.
Die Grundflächenzahl ist bei Baugenehmigungen wichtig. Sie gibt an, wie viel Prozent des gesamten Grundstücks überbaut werden dürfen.
"überbaut" <=> "area under roof" (einschließlich Dachüberstand)
Meines Wissens wird der Dachüberstand für die Berechnung der Grundflächenzahl mit berücksichtigt. Die gesuchte Antwort wäre dann "area under roof". Dies kann aber je nach Bundesland oder Bauamt auch anders geregelt sein.
