This is a "rental lease" (?), for an outlet owned by a landlord to be leased for the tenant. This is the "Definitions" Section.

“Fit Out Access Date” means the date by which the Landlord should advise the Tenant of his permission for the Tenant to access the Premises. The Tenant should be able to have access to supply of electricity and water.

“Fit out Approval Date” means the date of approval by which the Landlord should approve of the preliminary “Fit out Plans”.
