This term is used in the following two clauses of a contract hiring an architect to project manage construction of a dwelling:
4.1.- Los honorarios convenidos entre las partes del presente contrato de encargo serán del DOCE POR CIENTO (12%) sobre el PRESUPUESTO REAL DE OBRA EJECUTADA, cuantía a determinar según los pagos que por tal concepto realice la propiedad-promotora.

El arquitecto se obliga a cumplimentar cuantos requerimientos municipales sean de su competencia y le hubieran sido notificados por la propiedad promotora de la construcción.
I've translated 'propiedad contratante' as 'owner'/'contracting owner' elsewhere in the contract, as it clearly refers to the client i.e. the couple jointly owning the site and contracting the architect to manage building works.

Thanks Liz. Definitely a possibility, but as I know the developer is the owner in this particular case I think 'owner-developer' is perhaps the slighly more accurate term. Useful for future reference though :-) |

That was exactly my problem Liz. BTW, only added in 'contracting' to 'owner' on the off chance there was some other owner as well (aside from the couple involved in the contract). Not overly impressed with how it sounds but went for accuracy over eloquence in this particular instance. All alternatives welcome :-) |

It is quite common in Spanish legal documents to refer to the owner of property as the 'propiedad' rather than propietario/dueno etc.
