Italian term

suscettibili di godimento separato

Italian to English Bus/Financial Law: Contract(s) condominium rules
Talking about condominium unit owners dues (homeowner's association dues in the US). The paragraph states that if the homeowner is late with payments, after sending the 15 days final termination notice "l'amministratore ha la facolta' di sospendere al condomino inadempiente l'utilizzatione dei servizi comuni che sono suscettibili di godimento separato"

I'm having a hard time wraping my head around this one. I'm not sure these are utilities and the best I can come up with so far is

" the administrator shall have the option to suspend the owner's right to access condominium services designed to be used individually by the proprietors"

I am just not liking it a bit. Any suggestions? Standard "lingo"?
Thanks for the help!

which can be separately used

I think it means that they're capable of, rather than designed for, separate use.
