Talvez devido ao intenso trabalho necessário para a construção do terreno agrícola, desenvolveu-se uma forma peculiar de propriedade rural – a colonia. O contrato de colonia entre o senhorio da terra e o camponês que a cultivava – *o colono – era perpétuo e hereditário, ficando o colono
obrigado a entregar ao senhorio metade das colheitas. Todas as benfeitorias – muros, casas, etc. – ficavam propriedade
do colono. Se o senhorio quisesse reaver a terra e denunciar o contrato era obrigado a indemnizar o colono pelas benfeitorias.

another option: do not translate - this is a historical and geographical-specific term, my suggestion is to keep it the same and add an explanatory note if necessary. Several academic papers in English have maintained the original.
