"Der Vermieter kann benachbarte Gebäude bzw. Grundstücke zu einer Bewirtschaftungs- und Abrechnungseinheit zusammenfassen, aber auch bisher gemeinsam abgerechnete Gebäude bzw. Grundstücke abrechnungsmäßig trennen."

If they were previously charged for separately, they can be combined into one for charging purposes. So, for example, if you rented two different parts of the building at different rents, the lessor may decide to treat them as a single unit subject to a single amount of rent.

..trennen > segregate or apportion in the accounts.

It's not verrechnnen, but abrechnen, namely taking of accounts with e.g. apportionment of rental income and service charges received/finance chrages and corporate charges on income payable.

Maybe not the usual dictionary definition cf. Zahn' glossary entry of settlement etc.
