OTOH, your sentence is purely a disclaimer for legal purposes; so you might as well call it something bland like a "document".

I know you're translating the "Exposé"aa; that's why I asked. If it's 10 pages with photographs, I'd call it a brochure.

The pecularity is that i am translating the "Exposé" itself. :-)
There are ca. 10 sheet of paper, containing photo of the realty, its description, floor maps, copy of the land register, price suggestion and bidding conditions.
It is usually sent to the potential purchaser.

agree Richard Benham : That's "falscher Freund" or "faux ami". Basically, whatever kind of document it is that Elen@ is translating, it's one of those things. That's why I asked....

Thanks Richard. Any of these would fit I think - although in the translation I would certainly use "*these* sales ..."
agree writeaway : I'd even go for detailed description (now that we've seen what it is).
