Dutch term

risicoverrekening

Dutch to English Bus/Financial Finance (general) Estimating the cost of a new home.
In an article about the cost of a new home, risicoverrekening was listed as one of the major cost factors.
Since this is a new home, I seriously doubt that it means "settlement risk".
A Dutch colleague has said he does not think it means "inflation risk" either.

Discussion

Michael Beijer Jul 9, 2014:
@TechLawDC: I don't think the term is used to refer to the risk of the prices changes, but rather to the actual cost of any potential changes. That is, it is a verrekening of the risico, not the risico of said verrekening, if you get my meaning.

See the OGL translation (risicoverrekening = possible payment for increases in the price of materials and labour/labor) and Freek’s link (http://www.nieuwbouwexpert.nl/infoplein/bouwbegrippen/DU925_... ).

Freek’s ref basically explains what the concept means:

‘Risicoverrekening

In sommige offertes of begrotingen wordt de term 'risicoverrekening' gehanteerd. De aannemer bedoelt hiermee dat het risico van eventuele tussentijdse prijswijzigingen voor uw rekening komt. Hiermee hoef je niet akkoord te gaan en je kunt dan ook afspreken dat prijswijzigingen voor rekening van de aannemer zijn.’

…whereas in your text the author is referring to the actual cost arising from such risk and/or its settlement (hence you client’s suggested ‘risk settlement’).
TechLawDC (asker) Jul 9, 2014:
My original guess was "inflation risk". 1. My original guess was "inflation risk", but the client said that the correct translation is "risk settlement".
Frankly, as Michael Beijer noted, "inflation risk" may be closer to what is wanted. My next proposal: 'risks associated with increases in cost factors".
2. There is no sentence. This is just one of the items in a list of costs associated with construction of a new home.

Agree with Phil Without the actual context, there could easily be at least another 40 discussion box entries with possible translations.
Please provide the actual NL sentence at at least.
Michael Beijer Jul 9, 2014:
OGL: The Onroerend Goed Lexicon translates this as:

risicoverrekening = possible payment for increases in the price of materials and labour/labor

I have the online version, but (parts of) it can also be viewed here: http://books.google.nl/books?id=OHEZru4gZgMC&pg=PA603&dq=The... (link to the relevant page)

Could we have the Dutch context please? I think freekfkuweel's reference below is probably appropriate, but I'm not sure about his suggested translations.

price adjustment http://www.nieuwbouwexpert.nl/infoplein/bouwbegrippen/DU925_...

or use the opposite: fixed-price contract

Risk settlement determined by the government

"door de overheid vastgestelde wijze van verrekenen van bepaalde materiaal- en loonkosten na een vooraf bepaalde datum. Risicoverrekening is in de model koop-/aannemings-overeenkomst uitgesloten" (zie link), dus ik betwijfel of hier een bepaalde term in het Engels voor bestaat.
