En el interior de un patio, al cual se accede con dificultad por escalera de mano, a unos 5-6 metros de la vertical del edifico, se encuentra el cadáver de un varón en posición de decúbito supino, con ambas extremidades en posición de semi flexión.

This was my first thought before reading the discussion. My interpretation: The ladder refers to how he might have gained access to the courtyard, presumably enclosed by a high wall or fence. But the text doesn't say that he actually used one; it's simply the typical means of accessing the courtyard. From there, he landed on the ground (presumably inside the courtyard) near the side of the main building. The ladder isn't related to his position near the side of the building. However he got inside, he must have had to jump down that height, and that's how he cracked his head open.
