I need to translate the terms "Substituant" and "Substitué" throughout a Deed of Substitution concerning a Promise of Sale. It is a French real estate deal. The Substitué is taking over for the Substituant in the real estate transaction.

What do we call these two people (or legal entities) in English?

I think we need to know why there is a substitution, contract 'novation' eizj an incoming and outgoing debtor, rather than an insurance-type subrogation with a subrogor and subrogee, as there can be various agency and trustee etc. permutations and combinations.

Substitutor and substitutee might be the easy way out if the titile of Deed of Substitution is to be retained.

Promise of Sale > a Preliminary Agreement to Sell, perhaps, the parties being the prospective seller or covenantor and prospective buyer or covenantee.

Pouvoir de subsutution > power to appoint a sub-agent (Bridge).
