In fact, there usually IS a 'rent' in some form or another, and there is a lease, giving a certain security of tenure. For things like camp-sites that are highly seasonal, the lease may be granted for one or several seasons; a certain degree of security of tenure is important, especially for things like restaurants, where the 'gérant' will need to invest in the property to a greater or lesser extent, and will expect a fair chance to recoup their expenditure.
It's really a halfway house between managing someone else's business, and buying or setting up the entire undertaking in one's own right; in the former, the 'manager's commitment may be limited, as they are 'only' an employee, and the 'owner' pockets all the profit! In the latter, the 'manager' needs to find a major degree of investment if they set up from scratch (or buy an existing business, which may include the 'goodwill' and possibly actual premises too)
In 'location-gérance', 'landlord' retains control of the premises and usually the equipment in it, and takes minimum risk, but e.g. retains the 'License IV'.
Common for campsites, or where the commune is the owner; the case with a couple of businesses I've been looking at.

Yes, in essence that is roughly how it works; although the 'gérant' does usually run their own business — thereby taking the risk. Naturally, the 'gérant' will prefer a commission-only basis, whereas the landlord would prefer a higher fixed rent. A compromise often reached is that there is a portion of fixed rent + a percentage of the turnover, a compromise that can suit both parties.

Approximately correct but I rather think that strictly speaking no rent is paid but an occupation charge, i.e. there is no lease (implying security of tenure) but simply a license to occupy. A suitable comparison in UK terms would be the "in-shops" that you see in department stores such as Debenhams and John Lewis. These businesses simply pay to use the space (+ usually, a percentage of their turnover) but don't have any security of tenure.

"la location-gérance" is not really about "renting" anything - it's about buying the right to run an existing business as if it was your own, and pay a cut to the owner for the privilege.

I think it could be comparable (to certain extent) to the contract between the pub owning companies and those who "rent" pubs to run them.

The terms you found are basically what I am used to its being called in the UK.
Do be careful, though, as the 'commission' may not be in lieu of rent — it is often on top of a basic rent, which is very common for businesses with a high seasonality and/or weather dependent.
