disagree  Daryo: "without seeing the property" DOES NOT necessarily mean "online" - all it says is "info we already have in our computers" - be it on-line OR off-line. // It's true that a lot can be found on the Web, but not everything - "online" is not quite right.

  -> I actually think we mean the same thing - just assuming that they have access to the internet to do the valuation from their computer, which I think is fair in this day and age! I would say "estimation" rather than "évaluation" though.
