Osnovna trgovina ili dućan u trgovačkom centru, uglavnom su to supermarketi sa čestim sniženjima cijena i rasprodajama koji služe za privlačenje kupaca u druge sadržaje trgovačkog centra (butike, manje dućane, itd.). Jedan od primjera za to je Merkator (Mercator can be classified as shopping centres – hypermarkets characterized by orientation towards family shopping dominated by one hypermarket as the only anchor store in the centre)

Trgovački centri u užem smislu imaju jedan ili više osovinskih dućana ili sidra (anchor store) te veći broj manjih dućana. Obuhvaćaju i osobne usluge, profesionalne usluge, ugostiteljske usluge i pojedine financijske usluge. Imaju slabo izraženu zabavnu funkciju i funkciju provođenja slobodnog vremena. Najčešće su smješteni na rubovima grada.
